Bartlett Epoxy Flooring is an epoxy flooring and concrete coating company based in Bartlett, IL, with more than 20 years of experience preparing and coating concrete slabs. We work on garage floors, basements, shops, warehouses, stores and commercial kitchens across Bartlett and the surrounding suburbs, and every one of those floors starts the same way: with a close look at the concrete underneath.

That focus comes from experience. Most of the coating failures we are called to fix trace back to a step someone skipped before the first coat went down: a slab that was acid-washed instead of ground, a basement that was never tested for moisture, a crack that was coated over rather than repaired. We built our way of working around not skipping those steps.

Our Approach

A calcium chloride moisture test sealed under a clear dome on a Bartlett basement slab before any coating is quoted.

Every slab we coat is opened with a diamond grinder or shot blaster, never an acid etch, and the grinding dust is captured at the machine instead of being rinsed toward a drain, a sump or a storm inlet. Before the price is final, we test the slab for moisture and map its cracks, spalls and old coatings. If a slab needs repair, or replacement, before it should be coated, we say so plainly.

Our proposals name the product line, the number of coats and the finished thickness, so you can hold the finished floor to the quote. We explain what a coating warranty leaves out before the job is sold, starting with moisture, and we never sell a floor coating as waterproofing or as radon reduction, which in Illinois is licensed mitigation work. Home jobs over the state threshold get a written contract and the Illinois consumer-rights pamphlet before any grinding starts.

We schedule cure times by slab temperature and dew point rather than by the calendar, which sometimes means telling a homeowner with an unheated garage to wait for spring. On commercial jobs we phase the work around operating hours, with nights and weekends when a space cannot close. We choose products inside the Illinois VOC limits, and we check Bartlett permit and contractor-license questions with the village before a job is scheduled.

What We Do

We install epoxy garage floors, basement floor epoxy, polyaspartic floor coatings, flake and metallic epoxy floors and polished concrete, along with concrete grinding and concrete floor repair. For businesses, we install commercial and industrial epoxy flooring, ESD flooring for static-sensitive areas, and commercial kitchen flooring built for heat and washdown. If you have a floor in mind, request a free estimate, and we will come look at the slab before we talk about price.
